Scope and Contents

These records consist of the Home Savings Association's weekly board meeting minutes and financial reports from January 3, 1900, to January 8, 1906. The minutes were recorded by the association’s secretary, Louis A. Ziegenfelder.

Within this ledger, there are annual election reports, lists of new members sworn in, the elections of officers, financial statements, insurance information on the association’s holdings, general contract information, and housing related business such as the types of loans granted and to whom, homes sold, deeds secured, and foreclosure decisions. At the end of each year, there is a page dedicated to recording the association’s assets, liabilities, receipts, disbursements, profit, and loss. There is also an annual report alongside this information.

Additionally, there are 9 loose papers throughout the ledger that relate to the information or date on the pages they are tucked between. These loose papers appear to be notes, receipts, or correspondence regarding the association.

The ledger is 600 pages but recordings stop on page 172; the remaining pages are blank.

Biographical / Historical

The Home Savings Association was a building association in Troy, Ohio, during the early 1900s. The association granted loans, sold property, and dealt with housing related matters in the Troy area.

The president of the association when these records were created was Phil J. Gates (1841-1910), a well-known Troy dry goods merchant. The secretary of the association and writer of these records was Louis A. Ziegenfelder (1862-1909), the city clerk of the board of public service.
